Caivan Magnolia in Stittsville: Summit Series Townhomes and Current Pricing

Updated August 18, 2026: Caivan is now advertising its Summit Series at Magnolia in Stittsville from $289,914, with a public grand opening listed as “coming soon.” The builder’s earlier August 7 pre-launch deadline has passed, so buyers should rely on the current price and availability confirmed by Caivan before signing.

Magnolia is a master-planned Caivan community in Stittsville with stacked townhomes, traditional townhomes and single-detached homes. It is near green space, the Trans Canada Trail, schools, Stittsville Main Street, shopping, the Canadian Tire Centre, Tanger Outlets and Kanata’s technology employment area.

What is the Magnolia Summit Series?

The Summit Series is Caivan’s lower-priced townhome option at Magnolia. Caivan’s current community page describes it as two-storey living with:

  • Up to 3 bedrooms
  • Up to 2 bathrooms
  • Dedicated parking for one vehicle
  • A current advertised starting price of $289,914
  • An advertised payment example from $1,330 per month

Caivan currently says the public grand opening is coming soon. It has not posted a firm grand-opening date on the Magnolia community page. The builder also does not currently publish Summit Series closing dates or a lot-by-lot availability list on that page.

Caivan’s August 15 sales package also showed a limited number of traditional townhome lots priced from $525,655 after tax rebates. Listed closing dates ranged from October 2027 to May 2028, depending on the lot. These dates apply to those specific traditional townhome lots, not automatically to Summit Series homes.

What happened to the earlier incentives?

The pre-launch material shared in early August referred to reduced pricing through August 7, about $38,000 in possible HST relief for an eligible purchaser, 12 months without condo fees, free assignment, an appliance voucher, a design studio credit and a reduced deposit schedule.

That deadline has passed. Those terms should not be treated as current Summit Series incentives unless Caivan confirms them in writing for a specific unit. The current public Magnolia page confirms the $289,914 starting price, but it does not repeat that full pre-launch incentive package.

Separate August 15 sales packages for Magnolia’s traditional townhomes and detached homes list their own limited-time bonuses, deposits and design credits. Those offers are product-specific and should not be applied to a Summit Series purchase without written confirmation.

How the first-time buyer GST/HST rebate may affect the price

Eligible first-time buyers may receive relief on the federal part of HST for a qualifying new home. The federal program provides a full rebate on qualifying new homes valued up to $1 million, with a reduced rebate between $1 million and $1.5 million. Ontario has also introduced provincial HST relief for eligible first-time buyers of new homes.

Eligibility depends on the purchaser, purchase agreement, home value and occupancy rules. A buyer should have the builder, lawyer and accountant confirm how any rebate is credited and what happens if the purchaser later proves ineligible. Do not assume that every purchaser receives a 13 per cent reduction.

Magnolia location and community features

Caivan says Magnolia will include more than 50 acres of green space and access to the NCC Trans Canada Trail. The community is positioned near Stittsville schools, shopping and recreation, with road connections to Kanata and Highway 417.

What buyers should confirm before reserving a home

  • The exact lot, floor plan, elevation and parking arrangement
  • The purchase price before and after any rebates
  • Which incentives are written into the agreement
  • The deposit schedule and whether deposits are refundable
  • Condo fees, maintenance obligations and the first-year budget
  • The tentative occupancy or closing date
  • Development charges, legal administration fees and adjustment caps
  • Assignment restrictions and fees
  • Tarion dates, delay provisions and the cooling-off period that applies
