Ryan Holmes
I'm a third-generation REALTOR® with Coldwell Banker Sarazen Realty, serving South Ottawa, rural Ottawa and nearby Eastern Ontario communities. I've been licensed since 2016, but my connection to real estate and country living started long before that.
I studied real estate and housing through the Bachelor of Commerce program at the University of Guelph. Before real estate, I worked in landscaping, on a dairy farm and at Canadian Tire. Those jobs taught me a lot about land, property maintenance and rural living, and that groundwork shows up in how I work with clients today.
I chose real estate because no listing, no client and no deal is ever quite the same. It keeps me learning, puts me in front of new investment and development opportunities, and lets me help people through what's often the biggest purchase or sale of their lives.

I live in Metcalfe with my wife, and South Ottawa is home. I know these communities because I spend my life in them, not because I picked them off a map.
That matters when you're comparing country living in Greely, village life in Osgoode, growth around Russell and Embrun, or the practical differences between properties in North Dundas. Each of these places has its own pace, services and development patterns.
Buying outside the city means the house is only part of the decision. Wells, septic systems, zoning, land, road access and future development all affect what you're buying. I help clients understand those details before they turn into expensive surprises.

For the 12 months ending July 30, 2026, I completed 20 residential sales representing $11.77 million in combined closed sale volume, with an average sale price of approximately $588,400. Those transactions were spread across Ottawa, North Dundas, Kemptville and North Grenville, South Dundas, Clarence-Rockland, Riverside South, Embrun and Russell.
I also work on commercial land, development, retail and industrial transactions as part of a three-agent team at CBSR Commercial. That side of the business gives me a broader view of land value and the forces shaping these communities, which feeds back into how I advise residential clients.
